Gas safety
If you have gas in your property you must make sure all appliances are checked annually by a CORGI registered engineer and compliant with the Gas Safety (Installation and Use) Regulations 1994 (amended 1996).
You will be issued with a certificate which you must retain together with inspection dates. If you have repairs carried out, receipts and details must also be retained. A copy of the certificate should be given to Fabulets.

Before a tenant can move in to a property, all electrical equipment, appliances, wiring and installations must be safe to use and have been tested to comply with the Electrical Equipment (Safety) Regulations 1994, and the Plugs & Sockets etc (Safety) Regulations 1994.
We would advise that you ask a registered electrician to carry out a full check of your property’s electrics. A copy of the safety certificate must be kept and a copy given to Fabulets.
Smoke detectors
Properties constructed after 1992 must have a mains-powered smoke detector and alarm – not battery assisted.
Furniture and soft furnishings
The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended 1989, 1993 &1996) requires all furniture and furnishings to meet the necessary fire resistant levels.
